@Bob Houston Maybe the cash is king, but you want to put all your money in one basket? Financing the properties has an immense advantage in taxes, plus you can benefit from having the lowest rates in history. Why buy a single house, if you buy 3 or 4 with that same money? Now guess what happens with your cash flow and your fixed costs?

@Quinity Williams I have been looking closely at the market of the houses that were flooded. I can assure you that the prices have behaved in an unpredictable way and despite all the damage, the city has recovered quickly. In fact, there are many shortages of materials or a long waiting period. I really believe that this market is a good opportunity for BRRRR.

Hi @Julius North I agree with @Christine Kankowski

Unless you have the money to pay for the house and the repairs in cash, you will have to find a lender. This means they are going to check your credit score.

I would start paying some debts and making a wholesale to get some cash.
