Some metrics that can help filter out target markets are; population growth, job growth, income growth, job diversification and rent growth. Depending on investment goals and timelines these can help identify target markets for your investment strategy.

Congrats on getting started. The sunbelt continues to experience rent growth, population growth, job growth, income growth and job diversification. Depending on goals and timelines you could look at major markets Atlanta, Dallas, Jacksonville, Charlotte, Orlando. Secondary markets have also provided opportunities like Chattanooga, Huntsville, Birmingham, Winston Salem and Greensboro. Hope things progress well and that 2022 is a good one.

Northwest Arkansas is a great growing market. Job diversification is starting to come. Population and rent growth have been doing so for a few years but a more diversified workforce shows a runway of opportunities.

If looking at the airbnb route one potential strategy would be to work closely within the traveling nurse space. Covid 19 increased the need for traveling nurses and if you're able to create these relationships it can lead to consistent, qualified tenants. Hope this help and best of luck.

As Emily put, the lack of forced appreciation can limit upside. But depending on goals, investment strategy and timeline it may still fit within your parameters. Those being clearly define can help evaluate potential deals.

Welcome to the forum and congrats on getting started. A good way to break into a market is leveraging broker relationships, attending meetups and networking events. These can help with access to both on and off market deals. Looking at deals whether you'd plan to invest or not can help to better gauge and understand the market as well. Welcome to the forum. Some good things to ask when it comes time to tour a property; Who lives here? Why do people choose to live here? Why would they choose to go somewhere else? What's the biggest surprise you've had since owning? Has there been a troubled floor plan? What's the foot traffic like? How many tours are you doing? If renovating what's the average turn been? Hubspot has been helpful. Allows for managing investor and prospective investor data, can create dashboards and reports, create, compile and edit mass emails as well. Hope this helps and best of luck going forward.
