Hi William, 

Have you tried leveraging any broker relationships. Perhaps slightly different path but the deal volume they see can help identify deals as well as potential deals that aren't yet listed. They can share some best practices on how they find off market deals in a market, which could helpful as well. Best of luck going forward and welcome to the forum.

If looking at markets to invest in. Some good metrics to consider can be; population growth, income growth, rent growth, job growth and job diversification. 

These can help filter out some of the noise when looking at target markets and comparing those to your goals and investment timeline. Congrats on getting started and welcome to the forum.

Some good metrics to have as a baseline to filter out some of the noise when it comes to market selection can be; population growth, income growth, job growth, job diversification and rent growth. While no the ned all be all these can help you filter growth markets to determine where the runway and opportunity that fits your goals and needs best lies. Good luck going forward.

Hi Ari, 

If looking for a provider, Ballpoint Marketing could be a potential provider. I'm not sure of their online capabilities but they're a proven direct mail provider and marketer. The team has real estate experience which helps with best practices and use cases. They have a number of different templates that allow for differing campaign types and sequencing to help stand out. They also have a handwritten capability to be able to more efficiently produce hand written pieces.

I'm reminded in this market of trying to "catch a falling knife." Rather than timing, do numbers and markets still make sense. 

As mentioned above, what are trends of population growth, job growth, income growth, job diversification and rent growth. More specifically, how long in a particular market have these been growing.The pandemic accelerated many markets so judging performance outside year over year can help. 

The national unit shortage still can still drive demand. Should we see a slowdown in deal velocity due to rate moves, it will be interesting to see how supply is further developed as is needed.

Hi Juan,

Some good questions to consider when touring or if you have the opportunity; Who lives here? What's the draw of the property? Why would they rent somewhere else? What's been the biggest surprise since you've owned? Most recurrent fixes? Have any renovations been completed?
