I don't know about St Louis, but I've been attending meetups recently and a mastermind group yesterday and it was very informative. Discussing with like minded individuals and investors, you can't go wrong. Besides, what's the downside?

I remember the biggest fee I made as a wholesaler. My buyer did not blink an eyelash at my fee. He just wrote the check because the deal I was selling him was HOT! He made money, I made money and now he is the first person I call when I get a good deal.

I totally agree with @Sekelle O. and @Brie Schmidt , its not like you were buying in your local area, you relied on your agent heavily and she came through. Better to pay few hundred once, than get a bad property and having to keep pouring money in.

And you can continue learning and studying as you start your real estate journey. It will take you some time before you find your first deal anyways. Best of luck.
