G&R building maintenance in Millington, and DranGo are my go-to's for sewer scopes in Memphis. For insurance I use Insight Risk Management, or Lipscomb/Pitts.

Hi Randy- There is a ton of demand here but the issue is with the housing authority and their inspection process. They take forever to go out and do the inspection, then when they "fail" the property you have to reschedule to have them go back out and re-inspect. I can probably count on one hand how many times I've seen an inspection pass on the first time. Each inspector looks at properties different, which isn't right. The good thing is that once there's a tenant in place, they tend to  stay for quite awhile. The other issue with MHA is that trying to get rental increases is almost impossible. We've had 4 requests to increase rent with them since January of this year and have not had a response back yet, and we follow up with them weekly. MHA in Memphis is broken. Just my 2 cents.

Hi Aria- I think Midtown (38104), and High Point Terrace (38122- This zip is also Berclair, so make sure you're looking South of Sam Cooper) are excellent areas for Short Term rentals. I own one in High Point and it performs very well. I have several friends who own in Midtown and they also perform very well.

I agree w/what @Jason Whitsell said. We've had a lot of luck doing cash for keys with tenants. That said, the courts aren't nearly backed up as they were during Covid. It's taking us about 60 days max to get possession of a property from the time we file eviction. A lot of the times they just vacate prior to their court date, if we're lucky. Keep your head up, it's part of it. Good Luck!
