Hi Tanya- There's several in the Memphis area. One every Wednesday morning at 8am at the Crosstown Concourse with @James Wachob. Memphis Investors Group also has some virtual meetups they do as well since Covid.

I don't typically pay anything to my contractors up front. About halfway through the rehab, I'll walk through with them to go over the work completed and then give them a 50% draw. The remaining 50% doesn't come until after they complete any touch ups/missed items and such and I sign off on the repairs.
