Here's my thoughts. 

1. I would balance transfer cc debt to a cc with a 0% offer for 12 or 18 months. Put only as much on it as you know you can pay off in the time period. Rinse and repeat as needed. No need in paying interest on credit cards when so many 0-2% balance transfers are available. That way you do not have to worry about using all your cash upfront on debt and can use some towards investments. 

2. With no match on 401K I would run the numbers and see if that 12% of your income can get better returns if used in other means (paying off debt or RE investing).

But what if "Joe" met with clients/partners at Starbucks or he sat in Starbucks working out deals that he might not have done at home with distractions? Would it be worth the $150K investment over time? Pay yourself first. Perhaps that Starbucks coffee was the small initial investment to a great deal.

I agree with @Kevin Siedlecki 

10 years of $100/month = 12,000. It is not like you are going to make tons on that small of an investment with bonds or stocks. Depending on your goals, it is most likely in your best interests to be putting that towards more property or even improvements to the current property to be able to raise rents to cover those capex even faster.
