Kevin McCollick $20K is not a lot of money so instead of seeing it buying power for something tangible like property or stock I personally see it as seed money to invest in yourself whatever that may be. RE license, college education, mba (well...or least a semester :) ), etc. I see $10K, $20K, etc. as just not enough to make sizable dent in RE. You can definitely get started though. If your itching for something tangible I would go through the owner occupied duplex/tri/quad on an FHA loan route like 50% of the bp podcasters as well as many in this community got their starts, yours included. @Dain Hungelmann if the property appraises at the price you are buying it for why would the lender care if you get a credit or not at close? I always get credits at close. I'm putting my primary residence on the market next month and offering seller credit of 20k for full price offer. I am doing this to allow new owner to fix roof (or not) and to incentives full price offer.

Buy for 110k with a seller credit of 25k at close. You would just have the one mortgage. This is the most straightforward offer I can think of.

$1M Asking Price ($50K/Door)

Properties are located in NW Milwaukee in B/C areas. Green on crime map trulia. Both are very solid buildings. I am the owner of these buildings and purchased both in 2016. I am looking to sell because I need liquidity for a business I am looking to purchase. I will be listing these on the MLS by the end of the week.
