 I am Air Force and I was stationed on Pensacola NAS in 2013- Aug 2014. I bought a home out to the west side of the base which is the nicer area. Further from downtown but nicer area to live and a lot of military live out there. It took me 11 days to rent my house and I made the PM raise the price $100 from their recommended rental price. So yes, I would say it is a solid rental market with all the military in town. Please feel free to shoot me message if I can be of further assistance. I am also activating my RE license this month as well so if you need someone that knows the area, I would certainly appreciate the referral.

 There are Air Force members stationed on a Pensacola Naval Air Station. There is no Air Force base in pcola. They liked to remind us that we were on their base quite often ;)

Awesome start! Did you buy a 1-800 # and have a tiered voice mail? Also, did you do the cards yourself or outsource them? Any tips for doing mailers at that quantity?

I had this same issue a few months ago. Sent them an email and they gave me a special login that allowed me to purchase list for under $50 (it was like $24 I think). All went well and the list was pretty productive in terms of response rate.

I have a deal in the pipeline, and its a VA owned property. Credit score is well above 720.

Been scouring the forums but most of that info is out of date. Any info would be greatly appreciated.

Thanks for the welcome bud. I used my VA to buy a SFR in Pensacola which is currently rented out and produces a little cash flow. I rushed the purchase and will probably sell that one when it has some decent equity.

I'm heading back to Fort Walton Beach in a few weeks (currently in Albuquerque for initial qual) and have a 4-plex lined up that will hopefully come through. Plan on using my 2nd Tier VA to get that one. Also have a townhouse in the pipeline that I can hopefully close on as well.

@Matt Robinson I look forward to being an active member in the Destin chapter. I wont make the first meeting but I will certainly be joining for the next ones.

Also, If I close on this 4-plex I may give you a ring to get some recommendations for local contractors. I am going to be doing a full kitchen Reno in at least 1 unit immediately after closing. 

@Bob H. I am also looking into the freedom mentor program. I have found a lot of good and bad reviews for him on this site thus far. I will have my second interview tomorrow. 

Please let me know if you decide to become an apprentice. 

So, is there anybody on this site that has ACTUALLY signed up for his apprenticeship? If so, would you care to share the results thus far? 

I know everybody is knocking the whole Guru thing but we have to learn from somewhere, right? BP is a great resource but I think an actual mentor/coach that is funding deals and sharing profits is much more valuable. 

If we are not willing to pay for an education, why do people go to college? Some of the classes I took were definitely a scam with my guru professor mandating that we buy his book!
