I'm getting 2-3 responses a day on FB Marketplace, next step is to hire a sign guy to write and place some signs around town. CL also.

We called mortgage brokers, credit repair and realtors for referrals but it didn't yield much.

I am looking into EDDM. Has anyone tried this method of outreach? I am thinking of hitting areas around the property that have multifamily housing

@Wayne Brooks A silent note has no payments made against it until the final balloon.

Thank you for that @Matt Devincenzo! I'm not well versed in note sales, any pointers where to go to sell them one at a time?

Is there any way to convert a silent 2nd note (no payments until balloon date) into cash flows?

Tangentaly related: what will selling such a note to a note buyer fetch for say, a maturity date 5 years out?

I do not want to manage a sober living house, I would like to find a local operator to rent to for above market rent.

Has anyone else done something similar? What is the best way to find operators who may be interested in running another house? My best idea right now is to just call other SL houses in the area. But I've heard there are national players out there too.

Just curious what is the typical arrangement when buying on seller finance? Is land contract the dominant/only way to do it?

Property Radar only filters properties based on delinquent status. Anyone know how long it takes for those to turn into liens?

I run into deals that are just a little too thin on the monthly payment after factoring expenses. On those I'm considering lease optioning to a main tenant with the option, and a secondary tenant for a room or garage rental (straight lease for him).

What do the landlords think of this? I know a proper ADU would be even better but that's expensive.

I know there are some land contracts where payments are treated as rent, and others where payments count towards the balance on a note.

Most of the time when a buyer resells the house before the full term is up, is he getting any gains from appreciation? I know in the later case he will be credited for "equity" but am unclear if it is the (initial) seller, or the buyer that receives appreciation gains when the buyer resells the house before deed transfers to him.

My partner and I are looking at taking over a house wth an FHA loan. We don't want to sub2 it and are negotiating buying on a land contract. We will probably exit on a lease option which I think is fine since sandwich lease options are a thing. As long as the option can not exercise before I take title of course.

I'm curious if I can also exit this deal on a land contract without my name on the deed? I've heard land contracts can be quite flexible but I'm not sure if this (not having deed in my name) is an exception.
