Lease option: multiple tenants to make the numbers work?

I run into deals that are just a little too thin on the monthly payment after factoring expenses. On those I'm considering lease optioning to a main tenant with the option, and a secondary tenant for a room or garage rental (straight lease for him).

What do the landlords think of this? I know a proper ADU would be even better but that's expensive.

@Sean Dezoysa

I think I need more info here. What is a ADU?

Is this a duplex?
