The guy who buys from you wants a clean title to the property.

You can double close the same day using transactional funding, close in the morning with the property owner n the afternoon with the guy doing the flip,your wholesale fee is included.

Consider checking on HUD homes. Owner occupied get first crack before investors. Look at their multi-family offerings. My son got a HUD 3 family had HUD de-lead each unit for free. Lived for free with the other 2 units rented.
Had house 3+ years just bought SFR rents out the 3rd unit for cashflow.

If he is an employee of yours Workers comp is great protection for him AND you.

His regular medical coverage will not pay for injury expenses. By having WC he is covered and you cannot be sued for an injury unless gross negligence is present.
