So I want to wholesale and fix and flip SFH rentals. I am in a rural area outside of Columbus, GA and definitely see that this is a renters paradise. I would like to know what landlords are looking at in order for a deal to look attractive? Any suggestions?

This area would be a great one to start meetups. I know there are serious investors here. And as a newbie, I would love to coordinate something to allow the opportunity for others to network learn and grow as real estate professionals. If there is an experienced investor willing to give back to the community things learned and growing opportunities, I wouldn't mind trying to coordinate a place for us to meet. Or if there are enough newbies or people that want to learn out here that reach out to me, then we can start the group anyway! 

So as of right now -

So hello BP Family! My name is Christina and I am a new to the wonderful world of real estate investing. I am jumping into real estate investing after just recently being discharged from the Army. I don't wan't another job, and I like helping people, so I figured this would be a great thing to do. Because of my training in the military, I am used to someone telling me to do 1, 2, and 3, and you just saved someone's life. I can do that with houses! Anyway, I was expecting to just start out easy and figure I would come across a bunch of wholesales and start my REI life nice and easy. Nope. I am located in the tri-cities area of Ft Benning where the boom busted and people can't afford their houses anymore. There are a lot of foreclosures and vacant houses. So after just starting my marketing, I am getting a lot of short sales clients and I don't know how to quite tackle them just yet. I hate to not help these people so I am wondering about the best strategies the family has on taking on short sales? Does it vary from state to state (I can work in AL and GA)? A system for handling these would save my life right now. Oh and if anyone wants to invest in Columbus, GA area, it seems to be wide open, and I would love to be the one to get you in this market!

Thank you guys for the feedback, this is great! @William Robison I was wondering if you have to deal with short sales a lot using this strategy. I came across my first potential homeowner and he is behind on his mortgage due to some medical emergencies. So I was wondering could I talk to the back and what could be my strategy working with the back on something like this?

Hello!

I was wondering if anyone has done anything with homeowners who are delinquent on paying their taxes and bought from them using that niche? I would like to know how to market to people like this and catch their house before it goes up for auction or sale. Thank you!

I'm just a newbie, but I would suggest getting a good property management team to watch the house if you are trying to keep it long term...

I am just getting started doing active investing but after i bought my first house to live in at ft benning, i got stationed at ft lewis and got deployed again. but i had come across an awesome property manager that kept me in the loop of everything. i think that was the only thing that saved me while i was deployed. then got back and got out and now i am getting started doing this full time.
