Search for a REI club or MeetUp.com in your area. All the major movers for your area will be there, many of them are willing to help newbies

Contact the "We Buy Houses" guys/gals and ask them what they're looking for, that will be your buyer list.  Direct mail to absentee owners, use Listsource.com.  Get a property under contract and you can flip it to your buyer list

Direct mail/postcards to absentee owners, use Listsource for your list.  You may need to mail out to them more than once to get a bite

Lotta folks on craigslist you can hire but they will be expensive.  Check out Freelancer and Odesk

Before finding BP, I learned a lot from youtube :-)  Seems like the easiest route for us newbies is Wholesaling aka Flipping.  Tyrone the Flipman gives alot of free information on his Youtube channel.  Find a group (MeetUp.com) or RE club in your area to visit

Tyrone the Flipman will give you a free contract to use.  He gives a lot of free information about wholesaling / flipping on his Youtube channel.  I learned a lot from his videos

BP is an incredible resource for knowledge and support because of members like @Jay Hinrichs aka Jam Master Jay :-)

In this market I see having a team is a must.  I will definately be attending the next local MeetUp!

I do have cash partners but I can see this will be a complex transaction.  Inspection, appraisal, back taxes, lotta things to consider.. Def not newbie friendly
