I don't know what kind of attorney he is, I was unable to get a hold of him last night so I'll call him later today. Businesses in my surrounding area hang bandit signs all over the place and know one seems to care, they are for all kinds of services. The signs still maybe illegal but know one takes them down it seems.

As far as knowing what I can do and not do, I'm still learning. I will NEVER EVER promise anything to anybody. I'm a person of high integrity and would never try to take advantage of someone. I just want to provide a solution to a problem, and make some money doing it.

I really appreciate the concern and advice I have received here. I will definitely tread softly, once I talk to him and get the facts I will post more info to see what you guys think my best plan of action is to help him.

To be honest, I don't have a certain lead I'm trying to generate. As long as they are motivated and have a problem I can solve.

I drove by the property early this morning and noticed that on the front door it has the owners name and also has the words Law Office on it. I'm guessing the owner is an attorney and works out of the house.

This will be my first conversation with a seller and I would like for it to go well, but I am a little nervous about what to ask or say...

What are some questions to ask that would give me some feel for his level of motivation, and what expectations he has for selling his property?

Hey Everyone,

I finally took action, I went out Friday night and put out some bandit signs I had ordered. I have got one call so far...and I'm a nervous wreak. I listened to the recording which gives me the basics of the property and why he is selling. I have not talked to the him as of yet since I didn't receive the call till late tonight but will call him tomorrow.

I don't know if he is behind on his payments or not but he is looking to get out from under the mortgage. His voice sounded very intense and motivated to me so I'll call him tomorrow and see how I can help him. Then I'll come back here and post the info so all the helpful people on here can help me with what would be the best plan of action.

I think I'm going to drive by the property and take a quick look at it before I call him. Anyone have any advice on some questions to ask that would determine his motivation.

I currently work in a factory and have been there a couple of years. It pays the bills for now, come January I will believing there hopefully to return to school so I can finish my degree in sports management. I have always wanted to get involved in real estate but was to scared to just do it. I'm tired of getting up at zero dark thirty every morning for peanuts and working my tail off for someone who would close the door in my face without a notice.

I'm not scared anymore!
Lets just say I had my day of reckoning, and if I don't put forth the effort now I will regret it later in life.

I have read alot of books and bought a course or two, but know matter how much I learned I could not put it into action. I'm the type of person who likes to have all of the details in place before I jump in. The books and courses gave me knowledge but I didn't have anyone one there for direction so fear set in. About three months ago I stumbled on to this site and have been amazed at all the knowledge that is shared on here, so I finally joined and have take steps to put my investing in motion.

I look forward to building fruitful relationships, and learning as much as I can from all of you guys and gals.

Hello,

My question is about the seller profile sheet.

I would like to know what 10 (give or take a couple) questions you ask to screen the seller when you receive a call. The type of questions that can tell you if you want to pursue this lead further or it's just not going to happen.
