I Took Action...

Hey Everyone,

I finally took action, I went out Friday night and put out some bandit signs I had ordered. I have got one call so far...and I'm a nervous wreak. I listened to the recording which gives me the basics of the property and why he is selling. I have not talked to the him as of yet since I didn't receive the call till late tonight but will call him tomorrow.

I don't know if he is behind on his payments or not but he is looking to get out from under the mortgage. His voice sounded very intense and motivated to me so I'll call him tomorrow and see how I can help him. Then I'll come back here and post the info so all the helpful people on here can help me with what would be the best plan of action.

I think I'm going to drive by the property and take a quick look at it before I call him. Anyone have any advice on some questions to ask that would determine his motivation.

Thanks,

Alex

Alex...

Your number one job is to figure out how you can help this person.

Potential questions might include...

Why did they respond to your sign?
You may be able to follow up with questions regarding their need to sell, overall financial situation, etc.

Get them to talk about the property...
condition, zoning, upgrades, value of other properties in the area, and what they think this property might be worth... assuming the condition is as they claim.

The key is this... The one who asks the most questions.... Wins!

Best of luck!
