Hello everyone!  We're looking for an experienced local real estate attorney in Palm Beach County (ideally near Palm Beach Gardens) that can guide us on a couple of things:

1.  We're in the process of structuring our real estate acquisition business with a couple of partners and are wanting to structure it correctly from the start.

2. We're also purchasing properties using creative financing and would like someone to look over contracts and provide us with the correct paperwork to protect both us and property owners throughout the process.  I have a basic knowledge on contracts but I am by no means an expert.

I'm looking to form a long term relationship with a rockstar attorney that aligns with our values, understands our needs as investors, and is very very comfortable working with creative deals as well as helping structure deals using private money.

Merry Christmas everyone!  First, I hope everyone had a safe time with friends and family, especially with this massive winter storm ripping through the U.S.

I'm a multifamily buy-and-hold investor and up until now I've basically filled all the roles in my business myself--from SEO/marketing, meeting with sellers, GCing and DIYing my own projects (mostly cosmetic rehabs), to shopping insurance, etc. My wife and I still work W-2s (architect and executive assistant) and plan to do so for a while. Our goal is to scale and I know that if that's the case I have to get better at delegating and trusting others to fill some of those roles so I can focus my time on the higher $/hour tasks that "move the needle." That being said, my question is what have some of you done with your inbound call lead generation for off-market deals? Are you using call centers or a trained VA? I've searched the forums here and also looked a bit through Google searches and haven't seen a lot of people post about call centers or VAs that they trust to handle this task.

I've looked into Call Porter, Patlive, Map Communications and several others. At the end of the day my goal is for the call center (or VA) to bring me as many warm leads as possible. Pricing is important but I am willing to pay a little more for higher quality answering to ensure I get the highest ROI on my marketing campaigns. So what/who are you guys using and what advice do you have?

Happy Father's Day everyone! I'm not sure if this is the place to post this but I'm wondering if any of you established investors out there would be willing to share any good, honest, reliable GCs or subs you've worked with on rehabs? We buy small and medium multi-families from Oakland Park north all the way to Vero Beach so likely any rehab would involve multiple units. Hi Everyone,

Another couple, my wife and I are in process of structuring a business partnership for both short and long-term rental properties. We're currently setting up our LLC with the four of us as managers and will be putting together our operating agreement this week. Can anyone recommend a trustworthy, responsive real estate attorney that we could meet with in the South Florida area (preferably West Palm as it's a good meeting point for the other couple and us)? We'd like to sit down for a face-to-face within the next couple of weeks to flesh out the details of our partnership.

Hey guys!  I'm a rental property investor from Palm Beach Gardens, Florida but I grew up and spent the majority of my life in Louisville (right across the river from you guys) before my work as an architect took me down South.  My wife and my biggest business goal for 2021 is to expand our portfolio into the single-family eastern Cincinnati market.  I have a really close cousin that lives in the area who works for P&G.  I know I'm technically considered an OOS investor at the moment but we plan to move back up north near all of my friends/family where I feel more at home.  I would love to get to know some of you local investors and hear your stories of why you got in to real estate...what drives you.

Hey guys,

Are there any investors in the Palm Beach County area that can recommend a solid real estate attorney?  I'm looking for someone trustworthy and very knowledgeable in state and local laws when dealing with rental properties that can potentially review my lease, insure my liability insurance is sufficient, etc. and someone I can build a relationship with as I scale my business.  I always appreciate the support I get here on BP!

That's a great point.  I would love to find a CPA specializing in real estate here locally but am not opposed to connecting remotely if it's someone I feel I can trust that fully understands the in's and out's of this business from a taxation perspective.  I see you're an investor yourself.  I will definitely keep your contact on hand if the local route doesn't pan out.  Thanks so much for reaching out!
