I have some contacts for this. Need to be a little more specific on the type of property otherwise it can be done with some local commercial contractors here in town.

It's always a good time to buy. Sometimes it will be higher than other times, other times it will be lower. If you are a long term investor, the term isn't any longer than it will be right now. If you are looking for pure short term appreciation then it may not be the best time for that otherwise you can still find deals. Focus on what you like & not what other people are telling you to like.

It’s inevitable that the market will retract. I think crash is a over statement but a slow down has already happened, which is completely healthy & normal. Long term everything will be fine as it always is.

I would try to find a duplex, triplex or 4-unit property if possible. You can add value to those properties & increase rents which ultimately leads to forced appreciation & profits.

From experience I can tell you I did wood burning last year & found out it made the whole house smell every time someone would make a fire. Also you have the clean up, etc. A gas hookup is 100% the way to go. I ran a gas line this year and it’s definitely worth the extra money.

We self manage but I do see a big benefit to hire a company once you get to a certain point in your business. It has to make sense from a business perspective & long term goals.
