@Mike McCarthy I can tell you the reason I become a advisor/accountant was because 20 years ago my parents said they couldn’t find anyone the gave solid all around financial and tax advice. Long story short, it’s only worth what’s it worth to you. Even the best players still have good coaches.

@Juliet Hawthorn this is a relatively simple no with shades of grey. Tax reductions Strategies in real estate don't come from the establishment of a LLC in itself.

Curious to find out if anyone has in depth experience in the commercial warehouse market. Lots of recent articles and real estate analysts have pointed to the growing demand over the next several years in this area. Seems to make logical sense. Anyone have a good case study or story?

@Chris Mason it’s ironic how that works. Stocks or real estate, the herd mentality usually doesn’t prevail. Leverage can be the key when a rising tide lifts all boats..unless your boat has a leak. What we’ve seen over the past 4 months will show us who comes out on the other side. Having a ton of cash for the second have of 2020 will provide a massive advantage, in my opinion.

@Autumn Whittington if it increase the value of the property by at least 10k then yes, if not then I would hold off. Also consider just doing paint, etc for much less.

Depends on the value add and the complexity of the situation. No one can answer this without knowing the whole story.

Post: The Importance of Staying Focused

I've had having several conversations with clients lately regarding 2019 successes and planning for 2020. I just wanted to take a minute to discuss the importance of staying focused when planning within business & real estate. It's important to stay laser focused on the tasks at hand and on the things that you can control. Often times business owners and real estate investors get caught up in the things that they have no control over (losing a deal, the weather, etc) which causes a lack of focus which can lead to poor results. If you can stay laser focused on the things you can control and the things that you do best it's really amazing at the results that can be achieved.

Can anyone add more about the importance of staying focused
