Does anyone know of a good book that covers wholesaling in depth. I've read lots of REI books, but non of them seem to cover the subject in depth at all.

I'd really like to learn how to use the site better to connect to others on BiggerPockets. Any advice on how to better connect would be welcome, but I'm specifically interested in learning how the follow feature works. I have followed a handful of the more popular members, but I don't really understand what that does. I don't seem to get any alerts or other info that comes from following someone, so..... what does that mean?

I'm sorry. I did a horrible job explaining that. What I was asking was when someone comes to buy a home with VA or FHA financing (which is something like 95% of loans in my market), they don't like flippers in that if you are charging more than 20% of what you paid within a certain time frame, the qualification won't go through within a certain number of days unless you go to great lengths to show marked improvements in the house justifying the increase in value. I want to know that time frame.

Sorry, I'm having a rough day and my brain is fried. Can someone tell me or point me to a post that outlines how long you have to own a home you purchased from foreclosure before you can resell? I want to know for VA, FHA, HUD and whatever else you think of. I tried to search the forum but couldn't get the right keywords to get what I was looking for.

I was interested in getting some ideas of how much mail campaigns are costing people these days. Let's say you're buying a list of 200 - 500 (I realize there is a big difference between the numbers) and mailing to these people.

I suppose this is a rather newbie set of questions, but here goes... When buying a house from a private seller, everyone talks about "putting it under contract" and I understand the general concept. However, I have a few questions.

Here's the scenario.... Let's say that I've been marketing hard and got someone who wants to sell me their house and we agree on a price. I am looking to buy, rehab and resell the house. I understand that I would want to use a standard state contract to do so. I would fill it out and have both parties sign. Here we go with questions.

1) Would you typically put in a due diligence clause here just like you might when buying a property from a bank? It seems obvious you would, but you're trying to get someone to sell you the house and not give them a lot of reasons to back out.

2) When would you run title search and how much does this typically cost?

3) Who do you use to make the sale official? Do you use your title company lawyer or your personal RE lawyer or what?

I guess I'm looking for all the steps you would take when buying the house yourself without the assistance of a real estate agent or the bank.

If someone has a link to share, rather than writing the whole thing out, I understand completely. I've read a lot on real estate investing, but I don't seem to have seen anything laying this one process out. Thank you.

I was kind of intereted in knowing what each of you has named your business.

I think it is an interesting question because I think that a lot of investors just name the actual business something bland because it's not a business that you use the branding like a retail business would. Most flippers just name their website URL something super easy to remember rather than the business name.

Do any of you have thoughts about naming your real estate investment company? Also, I'd love to hear your names.

Is there not a better site for estimating what a property should rent for? It seems pretty crude. I mean it just goes by number of bedrooms, but I think rent can vary wildly within other factors like number of bathrooms, total square foot, lot etc.

This one is kind of for fun. When you are flipping a house (or even fixing up a rental) what are your favorite little things to add or do to make the place pop? I'm talking about the one or two things you do that are going to make the place stand out from the competitors or make the potential owner fall in love with the place because of that one thing. That, to me, would be one of the more fun things about rehabbing a place.

I've seen where their can be a lot of contention between investors and real estate agents. Everyone seems to agree it's better to work with agents that have experience investing or working with investors. What problems arrive with inexperienced agents? It's a newbie question, but it seems that if they can buy and sell the house fast, it would meet my needs.
