I know it's an old thread, but was Enhanced the newest name of Easy Street?

@Nathan Gesner It used to be that coming to BP was shopping around and you could find proactive people with cycles looking to add more to their lives/businesses or referrals from people doing the thing. It seems to have changed over the past few years, or maybe it's just a really slow or busy cycle in Davenport.

Quote from @Mike D'Arrigo:

@Bryan O. Don't you have a property manager that will do that for you?

I did, but she got out of real estate and moved to another state. I use a la carte property management (tenant turn only) and am currently looking for someone else to help with that (different post here). Drive-by photos don't require an agent, so anyone can do that part of things so I posted it separately.

Hello,
I have a property in Davenport, IA and my property manager has retired. I'm looking for someone that can help with tenant turn and showings. If you are an agent looking for a little extra once a year (ish), let me know! This is not an urgent request; I am just trying to be prepared before I need the turn.

Good morning,
I have a property in Davenport, IA and I am looking for someone to drive by and get some photos of the outside. The tenants will be informed so it won't be any sort of sneakiness involved. I will pay for the visit. If you're in the area and willing to send some photos, send me a message!

Quote from @Todd Dexheimer:

Check out PGI Self Directed. John did a great job setting up one of my investors with a 401k checkbook control account.

I went with PGI Agency (pgiselfdirected.com) 7'ish years ago. I went through a divorce and need the QDRO form. I asked for it (typically a 1-2 page template) 5 months ago. It has still not been provided. PGI used to be great, but now he is either too busy or doesn't care about running his company, and I need to figure out how to transfer an existing 401k plan as well as deal with an angry ex that doesn't have her money because he does not have the plan documentation.

Quote from @Dave Van Horn:

I know many people who've had success with a checkbook IRA. You just can't be too active in it, so I'd suggest considering hiring a property manager for your buy and holds.

John Park of PGI is very familiar with Checkbook IRA accounts and may be able to help you out:

I found PGI through a meetup with Dave Van Horn and Bald Guy. They were great at first, but I think he has gotten too busy or found another path. I got a divorce and need the QDRO form (typically a 1-2 page template). I asked 5 months ago. It has still not been provided and he went dark after the first couple of "I'm working on it" responses. PGI used to be great, but now I am stuck holding the bag to figure out how to transfer an existing 401k plan as well as deal with an angry ex that doesn't have her money.

There are a few mentions of PGI here. I went with PGI Agency (pgiselfdirected.com) @John Park 7'ish years ago and was happy. I am definitely not happy now. I went through a divorce and need the QDRO form. The plan specifies "Participants and beneficiaries can obtain, from the plan administrator, without charge, a copy of the plan's procedures governing Qualified Domestic Relations Orders." I asked for the QDRO form (typically a 1-2 page template) 5 months ago. It has still not been provided. PGI was great, but now he is either too busy or doesn't care about running his company, and I am stuck holding the bag to figure out how to transfer an existing 401k plan as well as deal with an angry ex that doesn't have her money.
Buyer beware.

Jamie,

Call John Park @ PGI Self Directed. Top notch service, and excellent document services.

Truly self directed, and not hard to manage at all.

Quote from @Patti Sinder:

For what it is worth, you may want to check out PGI Agency (www.pgiselfdirected.com). I know they can have a one-time fee with no annual fees or a lower fee with annual fees. They can also assist in providing tax assistance related to the plan. They are not just a paper processor.

Old post, but want to put my experience with PGI. I went through a divorce and need the QDRO form from them. The plan specifies "Participants and beneficiaries can obtain, from the plan administrator, without charge, a copy of the plan's procedures governing Qualified Domestic Relations Orders."
