I went with PGI Agency (pgiselfdirected.com) 7'ish years ago and was happy. I am definitely not happy now. I went through a divorce and need the QDRO form. The plan specifies "Participants and beneficiaries can obtain, from the plan administrator, without charge, a copy of the plan's procedures governing Qualified Domestic Relations Orders." I asked for the QDRO form (typically a 1-2 page template) 5 months ago. It has still not been provided. PGI was great, but now he is either too busy or just doesn't care about running his company, and I am stuck holding the bag to figure out how to transfer an existing 401k plan as well as deal with an angry ex that doesn't have her money.
Buyer beware.

@Sean L. I used to use Eesy Street, but now I self manager. If I could find a good agent for tenant turn I think I would be set, and I like it better being the one in control... I don't have so many rentals that I can't balance them, and I found that the extra ~1 hr/month (usually all year's time in 1 month) is worth it to have a pulse on your property, decide the specific repairs, etc.

@Adam Hutchison I sure didn't... I now remotely manage the property from Colorado. I like it better, but the tricky part is turnover. On the brighter side, I no longer get stolen from every month and was able to find out about $3,000 of damages that were ignored by management previously and get it fixed before it caused bigger problems.

@Matthew Vanden Avond the parts that are left out are the most important parts because good advice is situational. You can position yourself to buy again with your VA loan by refinancing if your loan is currently in use. VA/FHA combo rotation is ridiculously powerful if you don't have to pay the VA funding fee and don't mind moving. Are you planning to spend another 15 years in the Navy? If so, your strategy might be slow-rolling. Are you deployed often? Then you may want to look at having units that can easily be turned over to management and acquiring better condition. If you are planning to get out and live the life of luxury on cash flow, sipping mai tai on the beach making a podcast about being amazing (oh, never mind @Brandon Turner beat you to it) then you'll want to make sure you have some capital and be ready to expand quickly (enough to reach your goal).

There are a million ways to play it, but like @Blake Dailey said above, figure out where you are going first, then make sure each decision is intentional in getting closer to that goal.

@Kevin Hoff I would push to get your EM back and walk away. You should have modified the contract when they pushed inspection date back, so if all else fails there is your $1k lesson. Any turnkey company that is going to sell you a property that is that messed up and hope you buy it without noticing is a company I wouldn't trust even if they said they were going to fix it. I would look for another company and property.

@Lisa D. your lease should indicate somewhere that the property is taken as-is and in a safe and inhabitable condition. If they just barely moved in it sounds like you are going to have challenges with these tenants. I would not sign the thing and make sure your tenants understand that you will determine any and all repairs or updates that will be done. Your lease should indicate that as well. I would give them one reply referencing the points in the lease that apply to this scenario and the next time they bring something frivolous let them know that you are willing to waive the lease cancellation fee (or cut it in half, or whatever) so they can find somewhere that works better for them.

You aren't "booting" anyone. In my mind that term means evicting. So far neither tenant can be evicted because they are following their lease. You made a very silly agreement (closing before you have a legal ability to move in). I am kind of curious how your loan officer didn't push back since you have no legal ability to occupy unless Tenant B is on a month-to-month or expiring soon. Is Tenant B at the end of their lease? You kept saying "boot" but you have to honor whatever leases were in place if they don't sign up for something else and they are not able to be evicted for now.

When I did mine, no one came to validate anything. I would recommend you change over utilities and whatever else can be into your name for whichever unit you will actually occupy. That way you can at least prove intent. I am going to guess that no one will notice or care with everything going on right now. The bank probably has plenty of defaulting loans on their hands and won't care much about the loan that is paying and might or might not be owner-occupied.
