@Dmitriy P. thank you for clarifying.  1.5x our median apartment rent here would be steep.  Pet deposits are typically a few hundred, ranging up to $750 on some leases.  Annual inspections in place coupled with the increased deposit offsets the risk enough the vast majority of the time.

@Dmitriy P. wait, the pet deposit alone is 1.5x the gross monthly rent?  Or the deposit and pet deposit combined has to be under 1.5x the gross monthly rent?

Such a difficult question and also highly individualized.  I believe it comes down to your capacity, your risk tolerance, and your comfort level.  

  • Do you have the cash for 25% down on a SFH and financing the rehab? This makes for a low stress BRRRR
  • Are you risk adverse?  If yes stick to straight forward rehabs and keep a reserve amount for when the unexpected arises, not if.  
  • Lastly, what fits for you?  STRs?  Buy and hold? Flips?  Potential upside on a highly distressed property?

I love straight forward rehabs.  Even if it's everything inside it's replaceable and that's fine by me.  When someone mentions adding a bathroom or moving a wall the risk/reward alarm goes off.  I will take those but they also tend to take up a lot of mental space when managing the project.

@Dmitriy P. this varies quite a bit.  I have my PMs do add an increased deposit on the lease with annual inspections to assess.  The Austin, TX area has a multitude of pet owners so it's a majority of prospective tenants and if the fee is obscene your unit could get passed over.

@Akhila Chandupatla I agree with @Neil Narayan in that units tend to rent quickly if the property is priced appropriately.  I think the NW corridor of Leander/Georgetown is developing beautifully but the rent to purchase price ratio tends to lag slightly when compared to its neighboring suburb of Cedar Park.  I think the appreciation play is solid over time but proximity is hard to pass up for rental demand.

@Taylor Dasch I think @Jonathan Greene hit some good points.  Austin is certainly a saturated market so if you need immediate income it may be prudent to consider joining a team or at least a brokerage that provides leads.  If you have solid strategies for generating your own leads and can weather the ramp up time it opens up more windows of opportunity.
