Hello BP, 

Someone always starts the annual post of what are your goals this year so I figured I'd give it a go! Thought I'd do a twist on it this year:

1. What goal from 2019 did you FAIL on, and why?

2. What is your new goal for 2020?

I'll start: 

1. My 2019 goal was to pay off both cars in my household so that I could afford to finish my house renovation. While I paid down my loans partway, I got distracted, didn't focus, and ended up blowing out my spending budget by about 2X. Ended up in more debt at the end of 2019 than at the start due to credit cards and student loans. 

2. My 2020 goal is to finish my renovation, finish paying off my car, and buy another house or preferably multi-unit with at least 25% down.

What's yours?

100% in! Would love having a daily podcast, I would listen to every episode. That said, I could not get to the questionnaire. Might be an error on my end though.

@Kai Van Leuven I wish I had a local landlord's association. The nearest group to me is quite a ways away I think. That is a great resource it seems like!

Good to know @Joe Splitrock, I was going to skip the credit check because 100% of the rent is paid through Section 8. Would you still check their credit anyway, or does it make sense to skip since they will not be paying it?

@Tyler Phalen I have not heard of that before, I will have to check that one out! I do like the in-depth tenant screening they provide. And @Domenick T., good to know about the county evictions, that is definitely a great thing to double check. Thanks!

I have heard of Cozy but I did not realize they did all that background screening! That is good to know, I'll have to check it out. Thanks @Taylor Hudgins!

Hello everyone, rather new to tenant placing. I was wondering what services you all use to do background checks on a tenant? There are several out there and I want to make sure I use a service that is legitimate. Any suggestions would be appreciated! Thank you!
