Post: HELP I live in California

Step one: Drive towards Nevada and do not stop.
Step two: Buy real estate there.

All joking aside, I think you could benefit from listening to the most recent BP Podcast where people find house hacking opportunities in the bay area. Seems to me you just need to be a tad bit creative and you can most likely find a way to live for free!
That said, check out Augusta, GA. The demographics there are relatively positive, aside from the large military base, and the prices there are a lot better. Looking to go in that direction myself, eventually.

Hi everyone,

I need some advice! I am nurse in California and I worked pretty hard to save a down payment for a house in the bay area.  I am pretty close to saving up for that 200k down payment for a million dollar house in south San Jose.  However, I am realizing that the rent is a lot cheaper than the mortgage and I don't know if I really trust this real estate market/ bubble.  I don't feel comfortable going all in and hoping the real estate market here continues forever! I am hoping to put half of my savings into stock and use the other half into rental properties in other states.

Any advice on how to get started and where? I like the Durham, NC area but it seems they have already gone up in price quiet a bit.  Any advice or recommendation would be great, thanks!

I can say honestly I have been helped by a ton of people, definitely @Joe Splitrock @Jay Hinrichs @J.D Martin @Mindy Jensen, @Jim K. @Dennis M. @ Russell Brazil

Countless more have great advice but there are too many to name specifically, love just coming and reading through the forums on my spare time.

Also, I concur with a lot of people that the tagging function tends to be extremely buggy, example above where I only managed to tag one person!

Thanks definitely to BP itself for making this all possible!

I think they are permitting them as single-unit hotels, meaning, as you said, the rationale is they are permitting an exception to the zoning, rather than just coming up with an arbitrary number. Although I agree, it does seem like a rather arbitrary number!

My city permits them, they give out a certain number of permits and you have to apply to get it. Once you have it, all you have to do is renew it by a certain date and you do not need to reapply. The problem is that they limit it to 100 units in a city of around 15,000.00, and my area is almost entirely tourist based. Completely restricted the market. Neighboring towns now have the corner on AirBnB's and they were nicer areas to begin with. Stupid decisions.

By allowing it and permitting it at all, if someone decided to make an issue out of it it is likely they would have to provide some rationale for what sounds like a completely arbitrary number (why 100? why not 10 or 1000?). Most cities/towns are going to have a lot of difficulty with this issue if they don't approach it from a fact & rationale approach when it comes to licensing and permitting; they'd be on safer ground banning it altogether as commercial activity in residential zoning.

Wow lots of great responses! Lots of good tips to think about and apply. Since I am rather new at this I will take the relationship business to heart and think of ways to build a relationship with these people. Amazon gift cards for Christmas seems a good place to start!

Hello,

When you are a property manager that has to have third-party contractors, what do you do to have them make you a priority? Contractors are notoriously busy, and when you have a limited amount of time to turn a unit around (usually two weeks) you can't wait a couple months for projects to be done. Any tips here? Many contractors are putting me off a month or more and it isn't satisfying the needs of my business. Kind of desperate here. Thanks!

It would do incredibly well in the snow due to the weight. Electric cars are incredibly heavy due to their motors. The heavier the car, the better traction it has (think dragging a box across a floor, then have someone sit on it and try to drag it.) Given that this will be an extremely heavy truck in comparison, most likely it will be the best vehicle in the snow other than maybe an M-1 Abrahms.

I wonder how it would do in the snow here in pa.? I’d probably sell my corvette  because  if it’s that fast I wouldn’t need a summer toy ! I’m eager to see how this pans out once the public starts using them for chores. This would be great for the ghetto too ! Nobody could scratch it with keys it’s impervious to beer bottles thrown at or other retaliation from my section 8 tenants

My company is hiring at three different locations in Kansas City MO, Canton MA, and Rockland Maine where I am. We are literally hiring people who can barely read because we are so desperate for work. I am in what is considered an entry level position. I should also mention those are just the locations in my department, and my department is the smallest one in the company with the fewest benefits. Lots of opportunity if you go look for it, don't make excuses.

Why does everyone seem to think dropping out of an expensive college is the answer? I work at a place full time that will pay 100% of your expenses if you get a B or better. I go to an online school (SNHU, best online university in the country) for very cheap, and as long as I get a B or better (which should be incredibly easy, btw) it's all paid for. I'm 3/4 of the way through BS in Business Administration/Entrepreneurship, and I have a total of 3K in debt. TOTAL! Don't give up just because it's hard or expensive. You'll run into the same problems in real estate. Think smarter, cheaper, and more creatively, and you'll do better in the long run, in my opinion.

The house that my dad and I have been working on flipping had four water heaters and two different kinds of furnaces. Of course, none worked! I think he made $40 off the metal though!
