I have a friend who is a repeat mobile home park buyer and he believes it is very stable and less competitive than apartments, although there are signs that other big names are making moves to go after this niche. He's looking at a few opportunities right now actually. Let me know if you want to know more and maybe I can plug you two together!

@Nigel Dollentas Hi! I got into real estate right out of high school in 2013.

I would educate yourself as much as possible, PM me for some books or ask me about my process.

Good you have your IRA cause you are already ahead of some. You'll need a mentor who is doing what you want to do. Join some Meetup groups or Facebook groups.

A minor cannot hold title unless emancipated to my best knowledge.

Hi Jenine!

Not sure if you started your LLC yet? What were the results? How you structure your banking?

I'm about to start my LLC and I saw an attorney to ask him questions and had him overlook what I was planning to do in that state to make sure everything is legal. He also recommended I speak with an CPA to get a perspective on the tax and book keeping side.

Good post Scott! Came across this while doing research on Indiana. Good to know I'm on the right path with this post. Definitely a great resource to help point others in the right direction when considering markets and providing reassuring facts.

Hey Ty! Just turned 21 last week! Its good to start this age!

Found the post while looking for information on Indiana. What do you think you are interested in for your start? any certain areas or goals? or how you would like to go about being successful?

I have some really good book recommendations that will be perfect for you just starting out- send me a PM. I think the main thing is to get around people doing what you want do to, doing your own studying, and becoming financially/real estate literate. Once you become literate and get more information, you can get very creative structuring deals.

Start with some books!

I would recommend

Invest in Debt by Jimmy Napier, Performance Anxiety by Gordon Moss, Fuquan Bilal's Turning Distress into Success, and for icing on the cake IRA Wealth by Patrick Rice.

These are general overview books, they are relatively short and very simple to understand and very affordable too. Having someone who knows what they're doing to help you along the way will help loads and being hands on and analyzing notes will give you some experience up to the acquisition phase. Tons of case studies on Youtube for notes and webinar replays. 

Lots of free information online provided from investors who really do the business. PM me if you'd like referrals.

You and I both are on the same boat wanting to help borrowers stay in the property at terms that are both reasonable to them and us. 

I'm not sure if there are grants to do this, but I have been curious too. 

And when you get the capital, keep the business plan so you know what to follow. Not sure if your second paragraph has a typo. 

What is your criteria are you looking to acquire starting out?

I did try to navigate through the forums for what I was looking for before posting, but I do not have a problem asking of others if they would like to share transactions and experiences.

@Scott Carson Yes, that is correct. It didn't cross my mind to pay for it, but I guess if I and someone could come to an agreement to receive the transactions in a pretty case study form I could consider spending money for their time. Although, to be honest, I was thinking it would be a good value to someone providing me with those case studies because when I have the private money in place,  we will be looking for notes to acquire and I will already know of people who have done success transactions who may want to sell some non/performing notes. Also because of the diverse backgrounds and movies of investors, I wanted to show to my investors (middle aged, has a good job but wants to grow their savings, has kids, can't invest full-time) case studies done by people who they could possibly relate to.
