I work with a few investors in Waukegan/Kenosha/Racine. Generally, taxes are higher in IL vs WI. Rents are currently strong on both sides of the boarder. Just let me know if you want to discuss the market in more depth.

We use WI Legal Blank. You may also want to consider becoming a member of the Apartment Association of Southeastern Wisconsin (AASEW). They have regular meetings on a variety of topics. Also, the City of Milwaukee offers a FREE landlord training program. At the end of the one day class, they give a certificate of completion and a big take-home binder filled with a lot of great information.

I've managed residential multifamily in Wisconsin for 10 years. I have about 90 units under management. We require all new vendors to provide a certificate of insurance (COI) with the 'additionally insured' endorsement prior to the start of a job. We also ask that our LLC and property address is properly listed in the 'holder' section. Also, make sure to check the expiration dates on the COI. You'll occasionally have to update the COI if you consistently use the same vendor.
