@Jesse Collins I would definitely go to a lawyer about this immediately. My only advice after trying everything else would be to let them out of their lease and give them back the deposit. I’d prefer this over them taking you to small claims, or negotiate part of the deposit back to them. If they have no case after talking to a lawyer, you could just tell them sorry but they can forfeit the deposit and move out if they prefer…

@Norris Frazier I’ve seen the bad side. Your right it’s not talked about enough. I’ve dealt with awful tenants, horrible maintenance issues, and shady contractors…but it’s all part of the process. Dealing with those grimy people taught me to better vet my tenants, maintenance issues taught me how to have a solid team and handle problems from afar, and shady contractors taught me who the real ones are. I agree, this business can be grimy, but there are some great people out there in it as well, you just have to weed out the bad ones! Good luck!

@John Mullen we have about 5 going here in Denver if you are ever in the area. I host one myself and I know about 7 other great ones in the Denver metro area! Come on out, we’re all active out here!

@Dave Donahue absolutely, I’d definitely keep the deposit. If you can’t reach the prior tenant, you did your best!
