@Travis McGray you are definitely headed in the right direction with books. Bigger pockets has some great books on syndications. Another great podcast is “the best ever show” with Joe Fairless. This podcasts gets deep into syndicating strategies. They also wrote a book called “Best Ever Apartment Syndication Book”. “Passive Investor” by Brian Burke is also recommended.

@Calvin Schmeling I did do everything myself for my first property. It’s easy with your first, but as you scale, it would be best to have that team in place. My problem is getting out of the DIY mindset, so setting up systems early on will help your future investing. I’d recommend you start looking a deals every day and start putting out offers on those that make sense. Once you get into your first property, you learn from experience which is more than what books could ever teach. Good luck and get out there!

@Chad Spanberger the MLS is a great way to find data and if you are part of a realtor association, they have up to date data as well on your area. Congrats on becoming an agent and good luck out there!

@Marcus Tam pricing apps are huge and I'd use either price labs or beyond pricing. I use the scheduled messages from airbnb but I have heard great things about hospitable and guestly for more automation and platform synchronization. Hope that helps and I wish you the best on your STR journey.

@Jana Craig you’ll need a cleaner and a backup, TurnoverBnB is a good app for that. You’ll also want a handyman or 2 available. Lastly, you could use hostfuly or guestly for platform synchronization. If you’re not managing it yourself, I’d find a good host, either through a company or someone you know, but self management is very doable.

@Chad Clark you could maybe do a French drain into a sump if you think the drain would get overloaded. I had a sump installed in a spot that floods with heavy rains and it was relatively inexpensive
