@Steven Schaad one of my HOAs destroyed my returns with a special assessment (27k) to replace the risers in the entire building. With that being said, I still think this property was worth it because it is in a high demand area and is very easily rentable. My other HOA is very affordable and takes care of snow shoveling, roof replacement and landscape. This HOA is cheap enough that I can still cash flow and skip on random maintenance expenses. In the future, I will try to stay out of HOAs because I would like more control over my investments. To conclude, a good deal is a good deal, HOA or not.

@James Carlson thank you for the great advice. I would be interested in another house hack if the numbers are right. I tried air bnb for 9 months at my current house hack but privacy did become an issue. A separate basement for air bnbing would be ideal if I were to start short-term renting again. I will definitely keep my eyes on the forums and I plan on attending some meet ups. Please keep me informed if you know of any good ones in the Denver area.

Hello BP fam, my name is Bryan and I am a 27 year old new investor in Denver. I fell into real estate investing after aquiring a condo in downtown Denver from my parents. Long story short, the property was to expensive for me to live in after getting my first job so I rented it out to break even. I am now currently house hacking in Lakewood with 3 room mates while just breaking even on the condo. I started following the BP podcasts which have inspired me to write my first post here on the forum.

I am here to hopefully network with like minded individuals and maybe even establish a partnership in the future. I am currently working on establishing a solid emergency fund and a down payment for the next property, while self managing the house hack and condo. Thanks for your time!
