Post: Sand Rock Sewer in St Paul - anyone dealt with this?

Hi Paige, I did not run. Sand rock tunnels exist and they do work pretty well but they are ugly. From my understanding it seems very unlikely for a sewer backup to ever happen because it's vertical rather than horizontal slope. Has there ever been a sewer back up? I'd be curious to see the scope and compare to mine.

@AJ Smith I’m curious how you arrived at 27.9 CoCRoi? I ask because I don’t think it’s accurate. I’ll explain. 201x12= $2412- ok but total cash in looks like 46k (down payment + rehab). Should be 2412/46,000 = 5%

I think when most ppl house hack with a low down payment it’s hard to cash flow, which is fine bc I think the value is in lowering your cost of living while getting experience. However, you should look to cash flow when not living/house hacking it. 

Finally, I can’t seem to find this property. If you want to discuss more details I’m happy to help. There’s much more that could be covered.

I just bought in west 7th. I think there’s always opportunity to buy in any of those neighborhoods. The cash flow numbers are probably similar for all just depends on which one you’d prefer to live in. Good luck!

If you’re looking for high equity absentee owners you can have a real estate agent help out. They have access to some of that data or at least some know how to get it.

@Ese A. O'Diah I think it’s fine as long as the numbers work. All about the numbers! The idea is great as long as it’s not small multi family- might be more work than the reward.
