@Marielle Walter Wow that's amazing I definitely did not think about adding value to a home through creating additional bedrooms. Of course that is only possible, if the house has a good amount of unused space, correct? Do you have a specific quadrant of DC that you target?

Interesting article. Unfortunately one can only guess how the housing market will respond to America's conflict with Iran. As a newbie investor my focus would be on buy and hold properties, so if this becomes a sellers market with the threat of lower mortgage rates and a disinterest in buying homes due to the uncertainty, then that may put my investment strategy in a better position. But it all depends on what each individual investor focuses on.

Hi Olga, is your company open to working with newbie investors who focus on buy and hold properties and not flips? I only ask because I would be an out of state investor looking in the cook county area (zip code: 60636). I have only visited Chicago a couple times, but I know there are properties out there that can be updated, the only concern I have would be locating tenants who want to live there since Chicago has a stigma about it especially as you move away from the downtown area. If buy and holds aren't your focus I completely understand.

Thanks any feedback or advice would be much appreciated pertaining to the Chicago area.

Good Morning as a newbie investor in the DC area, I would like to know how people connect with real estate attorneys starting out. I would like to sit down with an attorney and understand the legal part of real estate. Does anybody have any referrals or recommendations in connection with real estate attorneys in the DMV area?

I see you are an investor in the Washington DC area, do you mind if I ask what kind of properties you target knowing that DC is an expensive area. I am a newbie investor and just curious in understanding how investors stay local in their investments in a high priced location.

@Robert Bodmer Well first Robert I would like to say congrats on getting your first house hack completed. Where exactly in Baltimore did you find your property? I only ask because I live in Alexandria, VA and I am looking for a less expensive local market to get my first deal done before looking outside of the DMV area. I know all about Baltimore and I know that can be a hit or miss area due to Baltimore trying to get itself together outside of just the Harbor.

My advice for you would be to ask yourself is your current goal to have a certain amount of properties first before expanding to less well known areas? Does the Baltimore market meet your current criteria for your investment strategies? Staying local does have its advantages and it seems like you have your team in place in Baltimore already. However, knowing there are markets close by that may meet your criteria as well, I see no harm in venturing out and Lancaster, PA as you said is not too far away. Maybe if you do go out there, consider getting a local Property Manager on your team which could put your mind at ease if driving out there over and over again, although understanding it is additional costs.

Welcome to the BP Community Nick. I'm a newbie investor myself and I can tell you first hand having a degree I don't believe neither increases or decreases your chances of becoming a successful real estate investor. Now education does play an important role in understanding the real estate industry as a whole, having basic finance and accounting knowledge, learning the lingo, and improving your ability on how to analyze deals. Most of my current education on real estate has been from reading several books, studying properties in my local area and then networking with current investors either through Bigger Pockets or my own personal network. Even though I do have my bachelors, it has not contributed substantially to my current pursuit of getting involved in real estate.

Hi @Burdette K Tatum Jr, welcome to the BP community!!!! I am a newbie investor as well joined BP almost a month ago. Like you I have been reading several RE books and listening to the BP podcasts, but have been struck with some analysis paralysis. I live in the Washington DC region which is a tough area to get your feet wet since I am currently focusing on buy and hold properties. I've visited the Atlanta region a few times and I am aware that there is plenty of change happening all throughout the area. Although many people would say invest local starting out and I do agree with that logic, however I do believe making connections in areas of interest can help expand your investment reach. As an out of state investor I would be interested in making those connections with those who have "boots on the ground" in order to get my first investment property under my belt. @Dag Andargachew if you wouldn’t mind, I would be interested in hearing your story. How did you get started? Do you only invest in DC? What are you investment strategies ie. Buy and Hold, Flipping, Wholesaling, etc.
