The property has 4 units (2bd/1ba apartments). I have an estimated rehab budget of $85K - $100K. The primary areas are patching up holes in the roof, siding replacement, update and replace 2-4 HVAC units, install 1 or 2 water heaters, replace missing plumbing, and bring electric up to code.

I have an architect who has been working the permit/drawing side of the process, now trying to get as many complete estimates as possible.

Hey BiggerPockets Community - I am an out of state investor, with a property under contract located in Chicago, IL that goes to closing on Nov 20. For the last few weeks, I have been flying to the property to meet contractors and get estimates for the rehab needed to BRRRR this property. I realized that I will need a rehab project manager to oversee contractors/renovations when I am not in town. Does anybody have any advice on how to find a project manager who will receive materials and hold the contractors to the rehab schedule in my absence. Primarily finding someone who will have my best interest during this process.

Any advice is much appreciated.

Another follow-up question that either of you may know the answer to.....In Chicago, are floor plans of properties public information? I am trying to estimate material costs per square footage of each floor/room. My seller does not have that information. Would I be able to find that information or would my contractor have to pull that permit?

That's amazing! For Chicago zoning information, who do you ask to confirm how many legal units a property has? My seller is telling me that the property is a 4 unit, but after my inspection, the inspectors are stating it is a legal 2 unit. Any thoughts?
