OK BP I closed on a SFR that needs new cabinets and I’m adding a bedroom and finishing the basement along with some landscaping. My question is this. This is a buy and hold strategy. Question is do you put the rental listing up know since it’s a high demand market but risk loosing a potential tenant because they looked at the property unfinished or do you wait until the property is ready to show but loose potentially renting out quicker.

Does it exist? What city / market can one find this type of property? Am I looking for the golden unicorn? I see some markets like Kansas City and Columbus OH come close with some renovations and raising rents but it seems as though it’s a tuff find. Anyone know of any markets that are close to these numbers that I’m not thinking of?

Rich I liked your podcast and got me zoomed in on Alabama. Where is a good part of Montgomery to look at and is Pratville a better tenant?

Here's an odd one for you guys I found the property here in Florida after repair value of $135,000 I can buy the property for $75,000 it's a relatively good condition might need about $5000 in repairs and clean up here's the catch the cleaning up would involve blood stains on the curtains and bullet holes in the walls from a homicide back in 2011. I know what you thinking, don't buy a house in a war zone, and The funny thing is it's actually in a grade a school district where many people are looking to move too, but unfortunately a freak crime like this happened there between family members. It's a great deal but a little creepy, I did find out though the victim made it to the hospital before they passed, for what it's worth. I'm thinking of a easy flip but very creeped out by it. Any feedback?
