@Kalmen Goldberger Whoa there cowboy!  I agree with Charles that some research should have been done first before buying - not to say that you don't have a smokin' deal - 

However, you may have to wait for a certain period of time before you can even get the title legally transferred to you in order to sell it.  The tax lien auction/investment game can be a good long term strategy IF you do research on the property, current owner, and laws within your state first.

Hello all!  I've already spent hours conversing here on BP and haven't even introduced myself -

I'm working in a rather unusual capacity within the real estate industry where my focus is primarily on asset-backed judgments where real estate is involved.  Currently, I work with two teams:

1. Legal judgment team made up of attorneys, P.I.'s, judgment enforcers  

2. Real estate team - agents, investor pool, private buyers, gc's, lender, and marketing

My purpose in joining the site is to learn more everyday, facilitate new connections, and provide help to others!

James I like your way of thinking!  

I've seen this especially when the business is domiciled out of Delaware or Nevada  ;)

Side note:  Obtaining a judgment from small claims court would only be beneficial if the tenant has some sort of asset (i.e. owned a car/home/employment) that you could go after if they continue to deny responsibility.  However, you don't know unless you reach out to them - make sure you have record of it.

Honestly, from the sounds of the story, I believe the utility company screwed up on this one.
