Currently using First Am, but looking for actual basic solutions/alternative avenues that teach the "trench" work so to speak.

Hi there! Thank you so much for your contact and that information.  Although, I might not have been as specific enough -

My company does not specifically work within the real estate industry (it just happens to be a side product with great margins).   It's complicated, but we work within a more investigative/legal realm.  We need to re-teach someone how to actually go in to the Clerk and Recorders Office and conduct research based on grantor/grantee information.  I don't know that this exists anymore, as everyone relies so heavily upon digital means, but we're on a hunt for it! ...starting to wonder if there is a side business that can be hatched here...

Afternoon!

An interesting question came up recently about title searches - we've been scratching our heads in search of training (tech based preferably) regarding title searches done in-person/physically at the recorders office.

Do you know of, or employ, such methods?  Or do you only use software through companies such as First American?

I apologize for tech translation/misunderstanding - there are 25 different regional institutions, all commercial assets, ranging from AZ / FL / MD / NE / NV / GA / MI / ND / IN / WY / UT / SD / WV / CA  but the majority are in GA and FL   going through private REMICs

Ratings are across the board, locations are nationwide, and these are not coming through real estate groups/sponsors; they are straight from the banks' insuring parties.

We have secured an offer to purchase a package of $40mil worth of ABCP + a consistent future flow to buy up non-performing commercial loans (not cherry picked, but definitely audited).  Currently knocking on all known investor doors, both nationally&internationally, for $1.5 ($750k for the paper and $750k for our team to process and recover).  There is always a lot of concern surrounding new regulatory agencies, but I've only seen big changes in residential and consumer debt, so here's the question:

What all have you seen/heard/been told in regards to changes controlling the recovery of commercial assets?

Are there any judgment enforcers/private investigators in MA that you guys tried working with?  I realize it may be an ongoing battle to pursue low-income, but there are ways to track anyone down to levy or garnish -

So there is a reoccurring predicament coming up in one of the companies I work with - thought it might be wise to reach out here -

I work with brokers who sale commercial real estate (many times along with all the plants, products, and licenses) for marijuana.  The issue I'm witnessing is on the investor side. We get a TON of excited tire kickers, but none that can pony up when we start exchanging numbers.

What's a solution you have for the weeding out process? Have any suggestions on where to market?
