I want to compile as many as possible, so here are a few more summarized from responses:

  • same paint in all units
  • write paint code in tenant lease so they know how to fix it 
    quartz or "Spreadstone" countertops
  • vinyl or laminate under sinks

I don’t typically have very many problems. One piece of advice is use the same color paint in all your rentals. Much easier to patch walls and do touch ups when you have a turnover. Hope that helps.

How do you tenant proof your rentals? I was listening to BP show 48 and they gave a few ideas. I listed a few of them they discussed plus some from this post. What else do you do?

  1. Screen tenants thoroughly
  2. Use 5/8 drywall
  3. led lighting in common places
  4. ceramic tile or LVP flooring
  5. Satin/semi-gloss paint for easy cleaning
  6. tenant tip letters

Any tips on toilets that don't clog easily? what else do you do?

    Joking aside, someday I want to gift my children real estate. I'm planning now 2041! Merry Christmas!

    I travel in the midwest and northeasttern USA at least a few times a year and I considered recently investing in a short-term rental in smaller cities that have major highways going through. (As an example - Beckley WV) Has anyone done this successfully- or know someone who has?

    I was using realtor.com to look at crime data, but they have stopped providing it (since no one wants that information while searching for houses *rolls eyes*). Where do you get crime data? Is there a site with an interactive map that is easy to use like realtor used to have?

Chavis.  It does a pretty good job of giving you a frame work for organizing information. The author called it SEOTA or Strategic Evaluation Of Target Area. I credit this book for giving me a solid frame work and helping me pick the right property types and areas.

    The US Census is actually one of my top sites for getting high level data. Follow this link. Type in either the city name or zip code. From there you search the tables and filter the data you actually want. I'm by no means an expert on searching the site, but I I'm able to find what I need without too much trouble.

    You can also go to sites like City Data, world population review, city protect.

    For more specific data try the city's home page site or googling for specific studies. Chicago for example has community data snapshots.

    Lastly BP can be an excellent source for more neighborhood specific information.
