Has anyone done an AirBnb in a small city along a highway?

I travel in the midwest and northeasttern USA at least a few times a year and I considered recently investing in a short-term rental in smaller cities that have major highways going through. (As an example - Beckley WV) Has anyone done this successfully- or know someone who has?

No but I have booked such an Airbnb more than once. Since people booking places along a highway are normally just looking for a place to lay their head for a night, they are primarily looking for inexpensive but reliable which means you would be competing more directly with the tons of inexpensive hotel chains along the highway. It also means you'd be dealing with tons of one night, last minute bookings.

The places along highways that I have booked which seem the most sustainable to me are separate suites in a larger home where the host lives. I'm guessing these separate suites are mostly intended for visits from adult children and grandchildren. Listing them on Airbnb helps with mortgage payments and utilizes otherwise underutilized space.
