Multifamily Rentals for a newbie

Hi all,

New investor excited to get started. I am looking at a Quadplex and a Triplex in the Columbus OH area. They are older properties in need of lipstick but not complete overhaul. I have ran the rental property calculator on both. Allowing 7.5% for cap ex, maint, vacancy, and repairs. 10% on property management. What are some of the pitfalls I do not see coming? All signs point to extremely solid investment, but as a newbie I know the most challenging hurdle is going to be the one I don't see coming. All thoughts would be much appreciated!
