For me, I use newspaper ads to find motivated sellers and Craigslist to find buyers.

Does he work with a real estate agent? I'm working with one now but the problem is it seems a lot of them can't grasp that a lot of cash buyers are only buying below market value.

I get leads from an agent but I can't do much with them...and because agents are stuck in that "agent mindset" most of the time I end up being a bird dog instead of wholesaling and making more money for the both of us.  Or the leads aren't really deals.....I was asked to find a buyer for a house listed at 55k and needs 30k worth of repairs but is only assessed at 15k.....what am I supposed to do with that LOL? I'm just tired of relying on agents for leads.

Is anyone wholesaling in a city or state that you don't actually live in? Are you doing so solely on your own (without a trusted person ton look at houses, get the contract signed etc)? I really want to know if anyone is wholesaling via email and fax and relying on pictures from the seller/home owner.

I would evict.

My mom was in a similar situation where the tenant went months without paying the full rent amount of 1600/mo. I don't know wtf her problem was allowing those people to stay there. All she ever did was complain about it.

Please don't be like my mom.

Ok, from my understanding it is necessary to use the tax assessed value to help make an offer to the buyer. But I was told by another wholesaler that the assessed value can sometimes be wrong and the house may be worth more due to upgrades done to the house  that were not included in the appraisal.

Is the true value in the combination of both? Do I still need to incorporate comps into the equation? Do I just need to get an appraisal done when I'm interested in wholesaling a house?

1. Read Rich Dad Poor Dad if you haven't already.

2. READ as much as you can on real estate...all sides. Wholesaling, flipping, investing, buy and hold etc. Listen to audio books as well. 

Lol, I've called a number on a sign and ended up relying to an ad on CL and it did end up being Renatus.

I watched the video that I was sent and I wasn't interested, the person who sent the video was very pushy though. She kept trying to get me to join even after I told her I didn't want to.

Isn't the owner of Renatus that "I'll show you how you can drive a lambo too...or free lambo" guy?

If you really want one open an online store and set up dropshipping with a supplier. Find out ho much it costs to lease the lambo you want......buiold that online biz, market etc until you are bringing in enough sales to pay the lease for that lambo.

It sounds easy but it takes quite a bit of work and education especially if you've never ran an online store...BUT IT IS VERY POSSIBLE.
