 You will find plenty of investors in the Houston area on this board (including myself). That said I would scope out what kind of deals you actually want, how you want to be involved, what type of deal you want to do, etc. A blanket ask for a return sends up red flags.

Thanks Bryan. I am also looking for investing in MHP's with Land Lease only and have lined up a cash investment of around 150k. Interested with around 100 spaces +/-. What can i realistically expect to bid for? What i meant here was upto how much listing price can i hope to close with my initial lined up investment? Looking for some guidance. Thanks.

Also trying to understand how difficult is to manage 5 to 10 lot mobile home park with land lease only out of state. Also there are small mobile home parks with park owned homes with weekly rental again out of state. Do not know the difficulties in managing these types of properties out of state. Any guidance on this would also be highly appreciated. Thanks.

Thanks to Rachel,Belinda and John.

Was aware of this park through a property management.

The asking price of the park is $80k. About 2 acres with 8 spaces and 8 park owned homes. All the park owned homes needs to be replaced. Currently not occupied. Seems that it has been in the market for an year now. The road is gravel and seems it is trash and needs major attention. Communal well and septic (Not on Public water).

They have responded with the following:

Hopefully negotiate purchase price for property to $70,000 - $80,000

Purchase and install 8 newer homes for roughly $80,000 (This would be a 1-6 month process as it is hard to source that many homes for that price in a short amount of time)

Update road $5,000

Update landscaping $5,000

Is it worth looking at? Request your advice please

Dear Biggerpockets Members,

I am currently actively looking to purchase a mobile home park and i have found one which seems in a pretty bad condition. It is an 8 space mobile home park which seems to have 8 park owned homes and all of them needed to be replaced. Road also seems to be be in pretty bad shape and needs maintenance. I am a newbie in Mobile home investing and would request guidance from members which i would appreciate on the following questions.

1) How much will tearing down the 8 Mobile homes cost?

2) How much will it cost for new homes including installation?

3) I would prefer it to be a space only rental and how to identify if i would get business with space rentals? I can hold out for some time and see if that would be an option.

4) How much would laying a gravel road cost?

5) Is it better to lay a tar road vs gravel road?

6) I currently live in Texas, but thinking of out of state investment as property taxes seem to be high in texas when compared to other states.

I would like to introduce myself as a potential investor in Atlanta, GA area. I am looking to invest in a couple of rental investment properties in Atlanta. Would like to know from fellow investors, which areas are considered safe. As an out of state investor, is it safe to invest in Atlanta? I am also reading some horror stories about property vandalism. How big threat is it? All your guidance and help is appreciated.
