@Paul Ksenofontov I think it would be fairly easy to find something in Gresham that sells for 250k that is worth 310k with 25k of sweat equity and materials added. Hold it for 2 years then get a 121 exclusion on the sale. However I don’t know if you can get a loan against a medium fixer.

@Pedro Jose Villaroman I don't think you want to rent or own this home, that wasn't the plan and is going to just cause you more stress. Sell it at the best price possible now and move on. I only see one huge mistake in this whole deal and that was the gross overestimate of post-rehab ARV. I assume you did no due diligence and just took a realtors ridiculous estimate and became overly exuberant .

@Sue K. Yes the news cycle seems to perpetuate outdated statistics, partially due to political concerns.

We have been flat for a bit now and due to the substantial amount of new housing that has come online in the last few years, even my rental pool quality has declined precipitously. Of course these facts contradict the “emergency housing” laws that the Portland city council are ramming through so there is a political interest in sustaining a fake narrative. In any case I don’t expect a significant price decline during a strong economy.

@Account Closed. Actually the Portland market is currently flat.  I don’t know how this has been affecting flippers and their acceptable margins.

@Cori Leste 15-20% gain after reno is considered a fairly reasonable to good target margin in this market. You probably want to drag your renovation out a year to change your marginal gain into a capital gain

@Eric Washington very few normal sellers are going to make those type of contingency deals. Even as an investor, I wouldn’t touch a deal structured like that without knowing the buyer well.

@Matt P. This is exactly correct. Everyone waiting around for a correction to “get rich” will be exactly the same people too timid to invest when the market is tanking.

The main thing is to have your numbers, risk tolerance, and maths in order and decide what is a good investment based on those factors; Not some mythical consensus of speculating know-nothings.
