@Russ B. Realistically most doctors will sign off on an emotional support turtle to get a crazy patient on a HMO plan out of their office. So any bozo can get most doctors to sign off on these things. It’s the same path of least resistance which is how the opioid crisis happened as well.

@Robert Collins there are a lot of people making money in war zones as @Dennis M. And @Ladè Baruwa point out. However you have to be very hands on and involved to realize these greater returns. This often includes physical rent collection and confrontations. It absolutely doesn’t make sense for turn key or out of area landlords to try this.

I defiantly receive less unsolicited “we buy houses” letters on my Portland properties than I did three years ago.  These unsolicited buyers must have realized diminishing returns with yellow letter market saturation.  I never minded the letters as most where direct and honest.  I didn’t like the “I’m looking for a place for mom” BS letters.  I’ve only been called by these buyers a few times over the years but the callers have been universally unprofessional, boarding on clownish.

@Pavel Shemyakin I think if you’ve mastered that level of research then you would gain nothing from anyone charging $3600 for paid coaching. But I’m sure you know that, and I agree with your outlook. It seems there are a lot of people who will to pay significant monies for a magic pill.

@Austen Carroll are you talking about unsolicited “I want to buy your house” letters and postcards or actual private parties contacting you? In either case your likely better off contacting a local, competent real estate agent to see what kind of offers you can expect from retail buyers
