Hello BP!

My business partner and I have identified a source of pre-auction REOs at hugely discounted, fixed prices. Our goal is to first wholesale only, then eventually wholesale and/or purchase, many of these properties for our investment portfolio. 

We are seeking a partner (for at least 3-4 deals, maybe more) with direct access to the capital needed to show proof of funds. Our partner must also provide the funds for the required 10% EMD and associated non-refundable transaction fees (usually $5-7,000 per deal depending on the purchase price). At least initially, all properties will be located in either Washington, DC or Baltimore, MD.

In return, we are offering 1/3 of the assignment fee for each deal. For example, there is a property we are currently considering that has the very reasonable expectation of a $105K assignment fee. For this deal, the partner would provide the EMD and fees needed to put the property under contract, totaling approximately $13K, and once the property is wholesaled and closes, the partner would get back his/her initial $13K investment, plus an additional $35K assignment fee.
