I agree with Brian. I think automation is great, but only once you've gotten your feet wet with the inner workings of the business.  There's such a wealth of information that you can garner from speaking directly to sellers. 

I've also found that much of this business, especially dealing with sellers, is driven by emotions.  People want to feel that they can connect with you (not a voicemail) before they agree to sell you their home for a deeply discounted price.
