Hey Jeremy,

In the contract make sure to make it assignable. This will allow you to transfer to your llc at close. Sometimes they may have questions about it being assignable because this is also what wholesalers do but your broker or yourself can explain transferring to an LLC owned by yourself

Yup Ron can help you there. You’re broker will set up the contract and attorney can help with the financing structure portion. If direct to seller attorney can help draft a contact as well

I think it would depend what exactly you are needing done.

Ron Williams w/ the Williams Law Group in Rogers AR has helped me create several LLCs, Promissory Notes, and has reviewed some contracts with me.

Courtney Crouch with Mitchel Williams Law firm would be a good point person for anything securities related and more specifically for syndication and anything that needs to be SEC compliant

Hey Christian,

You asked a bit about living in NWA and investing in NWA. I can say both are great from experience! I moved here temporarily about 4 years ago for a "1 year work commitment" and now plan on retiring here. Like you have done research and mentioned above there a lot of great things to do in the area for the cost , especially if you like the outdoors (and eating food). The people are very nice with a strong devotion to their Arkansas Razorbacks.

As far as investing goes the market is pretty hot , like other markets across the US, but rightfully so here as there is a lot of money going back into the city and development in all 3 major regions of the area (Fayetteville, Springdale, Rogers/Bentonville) There are a few submarkets within those cities as well and where it can get exciting from an investor standpoint. Like you I started with a single family rental and now currently at 118 doors (multi-family) and expanding through syndication

Ben,

Without knowing your specific market Matt mentioned some good ideas above. You could look at markets that you have connections/family in as well as a 3 hour radius from your current market. You could also get involved in a multi family syndication and gain some experience/credibility in the multi family arena to bring in your future conversations with commercial brokers (also a great source for deals).

I am currently investing in Multi Family in NWA as well as live in the Rogers area. Transitioned from single family into it.

I agree with some of the comments in the post about the cost to build rising. It really depends on the type of commercial property though (restauraunt, retail, multi family, and who would of thought a Top Golf??) as well as the specific area affects it. Fayetteville, Fayetteville -Campus, Tonti-town, Springdale, Rogers, Bentonville, Centerton, Bella Vista, etc. etc. A lot of different niches in the area are what make it so great!

Hey Jerry

Without seeing the space you shouldn’t have a problem with each unit having it’s own driveway. As Frank pointed out it could depend on the BR/BA combo and how many residents in each unit.

I just had a parking lot poured for my 12 unit in Springdale AR and could give you a contact for someone to come look at it for you as well
