If you are looking for higher cap rates and cash flow more likely to find in Fayetteville. I personally invest in Benton county (Rogers, Centerton, Bentonville) for more appreciation. All the submarkets in NWA offer something unique and different just make sure checking comps relative to the area you are investing in and income levels in 1 to 3 mile radius as they can change depending

Highly recommend. His apartment buying course helped walk me through my first 12 unit complex in my backyard of Northwest Arkansas 6 years ago. 2 years ago I also joined his platform builders program as I was building my portfolio from 500 units to now just close to 6000 units through syndication.

He has a few different programs and think he is definitely one of the better in the educational space when it comes to buying apartments as long as you are taking action!

100% think its insulated from a "bubble". Not that we will have a "burst"

Like other red states that prevailed through the pandemic and were less hurt during the 2008 recession  . If you look at it from a macro point these states will have another layer of insulation (select markets in TX, OK, and sunbelt states) . 

NWA, like other areas, has a continued huge need for housing. On top of that we have other economic drivers that you mentioned on the corporate side with Walmart and "vendorville" . There may be a correction or slow down but don't see any burst here. 

I have been investing here for the past 6 years and have bought and went full cycle on over 500 doors here and just went under contract on another 350+ unit apartment community to tell you how much I believe in the area...

Alex Lewis with Aklend Construction has done great job with the remodels of a lot of my multi family projects.

Like Stephanie it would depend on your strategy. Your initial strategy you said just have those 4 houses as a nest egg but it sounds like now you want to expand from there. I personally would take advantage of the current interest rates and get some quotes from a few different lenders to look at 30 year ams to free up cash flow for you to re-invest

A few have touched on it but investing in multi family syndications is a great way (maybe the best way) to remain passive in real estate and beat the stock market. Not only has multi family historically beat the stock market but they can provide tax benefits. You will want to do some research on the front end but there are quite a few good operators and markets to invest passively in.

What @Steve Morris said. I would reach out to a couple brokers. Including the ones that are listing the similar asset classes you are waiting on for sale to get their opinion on pricing

Great thread @Jennifer Schelkopf and hello from Rogers AR. Love this time of year for goal setting and re-evaluating past goals. Looks like it started as an Arkansas post and ventured out...

We closed 140units in 2020 south of Fayetteville with another 79 set to close Dec 28th. Had a goal off 500 multi family units but will push that goal to 2021. Not quite exactly where we wanted but it we were able to grow our multi family syndication model to investors outside of friends and family and expanded outside of NWA now looking all around Arkansas and Oklahoma to continue growing.
