Team-

If I have found an investor (in a friend) who can invest 150k to possibly 300k at a time what would be the best way to structure deals? 

I have a 12 unit I purchased in November .  Purchased at 498k and borrowed 125k for down payment and improvements. (15% down). I have put in a new roof, parking lot, and fixed up a few units (raising rents along the way) and will be paying him back 8% on his initial investment (10k) at a total of 135k once refinanced in the next few months. 

Is this a good way to structure our deals moving forward to be able to pull it out and reinvest together in new properties or any suggestions on alternatives?
