on common grounds, I have a small child and i will spend the rest of my days teaching him as much as i know. I think it is great that you have a child that can go out with you to sites, evaluate together and grow and learn together, that is the kind of stuff that one could NOT put a price on. He learns contracting now, then later owns his business of generals contractors and you wont have to worry about vetting and hiring a GC again.

 Thanks Virgilio, yay I think it's the parents responsibility to mold our kids. It gives me a chance to spend time with them doing what I enjoy and hopefully they do/will too. My older son is a numbers guy. And my daughter has an artistic side so she helps with color schemes. 

It is my hope that one day they will run a business together and not go chasing a job.

Look, I'm 41 with a family and a day job. I've been fortunate enough to keep it while I pursue real estate investing. Josh created this site to keep us from losing on deals like he did in the beginning. Brandon came in with investing experience and also helps keep us informed. 

What I read from your earlier posts sounded like a man giving up on his dream! Real estate is not for everyone. No big deal. If you want to continue then your in the right spot. Most people you talk to on here can help you to the next step.

As far as what I said in my last post, why do you have to stay in LA county? Like the commercial says, "you are free to move about the country." If things aren't working in Cali then maybe Florida works? Who knows? Stay positive!

Your bank may provide an auto draft payment to your account. Check with them. It would be a lot cheaper if you used your own bank. Or check with all of your local banks. I don't see the point of paying a website for something that your bank may be set up to do. If that doesn't work, then look into those websites. 

Man, I still have a hard time reading the word "monies". When I went through school "money" was both singular and plural. Lol.

It's probably going to be hard finding an investor that wants to take you under their wing because that would mean they would have to work full time managing and training you. The good news is you found BP. There is so much information on this site and so many experienced people that if you post a question you should find the answer. Good luck though.

Man, get over your pity party!! What is it that you want in life? If you are not tied down to family then you can go anywhere in the country. There is more out there than what you are experiencing.

I personally believe there are three reasons why people give advise and teach. 

First is because they love the industry. Maybe they have had a successful life in real estate and have enough money that it doesn't matter how much more real estate they buy or sell but have enough to live happy the rest of their lives.

Second is because they want to create a second income. There is certainly nothing wrong with that, as long as they are giving quality advise. 

Third is because they have a hero complex and want people to think they are the best and can save them from their miserable lives. 

I love the industry. I teach my teenage children how to buy real estate and do repairs as needed. My thirteen year old wants to be a contractor when he grows up. I tell him why wait. I teach him how to talk to the contractors working for me, figuring out the budget and actually doing certain jobs. Even electrical and plumbing(safely). Besides teaching him those things so he will have a future doing what I enjoy,  I want all three of the above scenarios.

I would have done it 20 years ago if I knew what I know now. Most people are still trying to beat mom and dad to the finish line. They want their parents to think they did good job raising them ( or try to prove their smarter) so they go out and buy the biggest house they can afford (but really cant) drive the nicest car and live paycheck to paycheck. And some just live how they were raised. If you lived in apartments growing up you may be used to that environment. If you lived in a SFR all your life, you will tend to go that direction. I think it's a great way to live if your a single. I am trying to teach my kids what I know now and hope they can make a good choice when they go off to college.

Assuming you do a loan at 120k for 15yrs at 5% (that's what I'm typically doing in Texas) you payment would be about $950. That doesn't sound good. If your paying all cash, then it would take you about 12 years to recoup that money at 1100 a month.

 Sounds like your expectations were not met. Did they do a good job for you? Did they get the work done on time? Did they do quality work? It's hard to get mad at someone because you assume he knows you want to pay $25/door but didn't tell him that. I'm sure (from what you've said on here) that if you told him you would pay him $25/door that he would have said that's not enough. If you don't like his work, send him down the road. Sometimes we get comfortable with the crews we have working for us. So we just tell them what we want done and let them get to it. And then they come back and say this is going to cost more than we thought. It just happens. 

Man, don't come to the Permian Basin in Texas. I called a guy to change out a french door on my house and he wanted $500 with me providing the door, electric and air compressor. WHAT? 

Look at it this way, he will get to go home and say he screwed you out of $300 and you will have to say I only made $49,700 instead of $50,000 thanks to that theif.

Figure out what the least expensive thing you can get in to, and just do it. You won't know what you really want to do until you actually do it.
