you can go to NADA and it should give you a value. Have you priced moving it. May cost anywhere from $2500 to $10K to move. If you move it to a lot then you have to figure out the land cost and value of the trailer. Anything can be flipped if you know what your doing.

Joe, I think you got it right. I was afraid to fail for so long that I didn't even try. When I looked back at the jobs I have worked, I see that I failed everyday until I learned how to do it right. Now I'm not afraid to fail because I know I will learn what not to do. Thanks for the post.

Are you from Texas? Why would you want to invest in a market you don't know? Have you read Rich Dad Poor Dad? In the book the author talks about how costly and time consuming it is to own a property that's more than an hour away from where you live. Personally I bought my first properties close to where I live. I'm sure if you look hard enough, you will find a deal within an hour or two of where you live.

What would be the benefit of using separate accounts for each property? I use one for my LLC and keep my personal seperate. Having a good rent roll and spreadsheet should be sufficient.

To answer your question, I am definitely looking into my area but there are just larger barriers to entry- such as the $900k median home price. I'm only a few weeks into building my game plan so there's still some research, networking and due diligence to be done. If there's a will, there's a way. 

 What did you decide to do? Have you been able to find anything yet?

Congratulations on finding BP. Your right, there is a ton of information and the fee for the Pro is well worth it. I don't know why anyone wouldn't pay the small price to get all of the webinars and tools, except if they're not really wanting to succeed in real estate.

 Sounds like you got a good deal. Looking forward to see how the project turns out. Thats the time frame I use as well, 30 days. Using contractors you can get a lot done in a short amount of time.
